Rental Policy Statement

By entering your vacation rental condominium, you have read, understand the policy statement and are accepting complete adherence to rules set forth in this document.

Check-in: after 3:00 P.M.

Check-in and Check-out at the Happy Camp Hideaway Manager's office at the end of Happy Camp Rd. The office is between cabins 6 & 7. You cannot miss the "Managers" sign.

If you require earlier check-in or additional time to check-out, please contact the Rental Manager and make arrangements at the time of your reservation. Housekeeping must be scheduled well in advance.

Payment Procedures
Rate information is available on our web site. We process all costs and fees by credit card; Visa/MasterCard (no AMEX).

Reservations in advance of 31 days require a deposit of the first nights rent. Upon 30 days prior to the date of the first nights reservation the balance of the amount due for payment in full will be charged to the credit card provided. Reservations that are within 30 days require payment in full. A statement will be mailed to you

On behalf of Ocean Sands, LLC and Cape Lookout Vista, LLC, Rental Management reserves the right to charge your credit card account up to $200.00 daily if policies are not adhered to (i.e. maximum occupancy, check-out procedures, pet policy, etc.). In addition, we reserve the right to charge additional fees and expenses to cover all costs in the event of any damages.

Should a cancellation occur 31 days, or greater, prior to the first day of the reservation, there is a refund less a $25 cancellation fee. Should the cancellation occur within 30 days of the first day of the reservation and we are not able to re-rent the reserved dates, we retain the reservation payment to be credited for a future booking. Should we book a reservation for another client on the dates that you had reserved and cancelled, we will refund money for those dates re-rented less the $25 cancelation fee.


Our housekeeping staff works diligently to prepare each home in preparation for your arrival. We provide tissue, toilet tissue, paper towels, bath soap, shampoo, laundry and dish detergent clean linens and bath towels. We do not replenish products during your stay. The homes are equipped with a washer and dryer if needed. Please leave the home in the same general condition as when you arrived. Staff will arrive shortly after your departure to thoroughly clean and inspect your home.

All food and drink spills need to be cleaned up immediately. Food and drink spills on carpet and furnishings are damage; not normal wear and tear. Please remove shoes and use racks outside the entry doors or second floor elevator lobby.

The refrigerator needs to be emptied of all food and free of spills. All used dishes need rinsed and placed in the dishwasher and start the wash cycle. Do not leave any dirty dishes for our crew to clean.

BBQ grills, if used, should be scraped and cleaned with metal brush provided. BBQ utensils need to be rinsed/scrubbed and placed in the dishwasher with dishes on the wash cycle.

Fees will be charged to your account in the event that excessive cleaning is needed following your departure. 

Pet Policy
Pets are not allowed in Ocean Bay View and Cape Lookout Vista. Eagles's Nest and Falcon's Perch are pet friendly. Sorry, no cats. Bring a bed for your pet. No pets on any furniture, including beds, couches, chairs, etc. Do not leave pets alone in the home.

Should we discover a pet is in a no pet friendly home you must remove the pet or leave. The fee and charges below will apply. You will be charged a $200 cost for deep cleaning and any other costs associated with the pet's presence..

Smoking Policy
Absolutely No Smoking is Allowed in Any of Our Homes! If you violate this, you will be charged necessary fees to remove smoke scent from the home.


There is ground floor parking provided underneath each rental property for two cars. Due to the stair design for Cape View and Bay Ocean View, the parking is snug for two mid-sized or larger cars. Do not park in, or in front of, other driveways. Happy Camp Road provides emergency access for Life & Safety services. If your vehicle is blocking or impeding emergency access the Sheriff or Fire Marshal will have it towed at your expense.

Noise and Property

These vacation rentals are intermingled with full-time residence. Additionally, there may be people here to enjoy and relax in the townhouse next to yours. These are homes that we want you to enjoy and have a great vacation. However, they are not party places for loud music and "day visitors" to use. Tillamook County has an ordinance it enforces - quiet hours are 10:00 pm to 7:00 am.

Respect the property rights of other owners. Do not cut across driveways and yards to get to the beach. Access to the beach is a very short walk down paved Happy Camp Rd. Please use public access to the beach.



Always practice beach safety. Face the ocean and stay aware. Watch out for "sneaker waves." Know your tides! Play in the water on incoming tides. Happy Camp is at the mouth (opening) of the bay. The water can be deceptively swift. Like most of the coast, this is a tsunami area. Review all the safety information in the notebook at the townhouse. There should be tide tables, beach and tsunami safety information from the fire department available. If not, ask the Manager. Please do not climb on the rocks between buildings or play in the sand in the elevated bulkhead (behind retaining wall) under the building. These are unsafe areas.

Maximum Occupancy
The maximum occupancy (which includes children) is eight. If you exceed the maximum occupancy of your accommodations, you will be asked to leave with no refund. We only rent to adults over the age of 25 and families. No teens or college parties. We reserve the right to refuse service to anyone.

One key is provided to each home. The cost to have locksmith "re-key" the door and deadbolts will be charged your credit card if the key is not returned or is missing.


*Renters, tenants their guests and other individuals on the premises agree to hold Ocean Sands, LLC, Cape Lookout Vista, LLC, Ocean Sands 920, LLC, Ocean Sands 922, LLC, homeowners, Home Owner Associations, and Rental Management harmless for damages to self, others, and/or property resulting in accident, injury, theft, or loss for any other reason.

*Terms, Conditions, Policies, Weather and other occurrences that could affect reservations are subject to change. Ocean Sands, LLC, Ocean Sands 920, LLC, Ocean Sands 922, LLC, Cape Lookout Vista, LLC, homeowners, or Rental Management reserves the right to cancel reservations (with a full refund) at sole discretion.

* Rental Management's goal is that your stay be comfortable and enjoyable. Please remember that this is a beach home. High winds, heavy rain storms, Utility Department Service (slow), high tides, and other occurrences can cause loss of: Electricity, cable television, internet, or other utility services and restrict beach access.

* Property Owners may contact guests or renters by mail or email to provide information about promotions and discounts. No contact information will be shared, sold, or distributed. You may OPT-Out by emailing or do so should you receive an email in the future.
